AUCTION PROCEDURE Each Parcel will be offered on an individual basis twice.

First Round Each Parcel will be auctioned singularly and the high bids and bidder numbers will be recorded.  We will then take a short recess to give everyone a chance to review the bids.

Second Round The bidding on each parcel will be reopened and further bids will be taken.  The High Bids and bidder numbers will be recorded.  This is the last time the parcels will be offered on an individual basis.  Naturally, the higher they are singularly, the less chance of the parcels selling in combination. 

*** A good point to remember!  At the end of this Round, we will take a minute so that the High Bidders may decide whether they want to raise there bids or not, to keep them from selling in combinations.

Combinations:  Parcels 1 & 2 will be offered in combination by taking the High Bids of each parcel at the end of Round 2, adding the two prices together, and then adding $10,000 to the total, and at that price, the bidding may open.  Keep In Mind With The Combinations That If the bidding opens, it may continue from there.  If the bidding does not open, the High Bidders on the properties individually will still be in control.

Then Parcels 1, 2, 3 & 4 will be offered in the same manner, With $5,000 added to the High Bids, Even if 1 & 2 Are already in Combination.

Parcels 1, 3 & 4 will be offered in the same manner, With $5,000 added to the High Bids, ONLY if 1 & 2 Are NOT in Combination Or 1,2, 3 & 4 Are NOT in Combination.

Then Parcels 5 & 6 will be offered in the same manner, With $5,000 added to the High Bids;

Then Parcels 5, 6 & 7 will be offered in the same manner, With $5,000 added to the High Bids, Even if  5 & 6 Are already in Combination

Entirety:  Properties will be offered in its entirety, and this will be done by taking the High Bids of all properties at the end of the Combinations Round , adding the prices together, and then adding 5% to the total, and at that price, the bidding may open.  If the bidding opens, it may continue from there.  If the bidding does not open, the High Bidders on the properties in Combination and / or Individually will be the purchaser(s).

Please don’t be confused by the offering of the entirety round.  It will be fully explained at the Auction, and any questions will be answered.
