AUCTION PROCEDURE: Each Parcel will be offered on an individual basis twice.
First Round Each Parcel will be auctioned singularly and the high bids and bidder numbers will be recorded. We will then take a short recess to give everyone a chance to review the bids.
Second Round
The bidding on each parcel will be reopened and further bids will be
taken. The High Bids and bidder numbers will be recorded. This is the
Last time the Parcels will be offered on an individual basis -
Naturally, the higher they are singularly, the less chance of the
parcels selling in combination.
*** A good point to remember! At the end of this Round, we will take a
minute so that the High Bidders on the Parcels may decide whether they
want to raise there bids or not, to keep them from selling in
combination.
Combinations: Auction Properties 3 & 4 will be offered in combination, and this will be done by taking the High Bids of both properties at the end of the Second Round, adding the prices together, and then adding $7,500 to the total, and at that price, the bidding may open. If the bidding opens, it may continue from there and the high bid and bidder number will be recorded so far;
Then, Auction Properties 2, 3 & 4 will be offered in combination, and this will be done by taking the High Bids of all three properties at the end of the Second Round or Will Be Offered Even If Auction Properties 3 & 4 are already in combination, adding the prices together, and then adding $7,500 to the total, and at that price, the bidding may open. If the bidding opens, it may continue from there and the high bid and bidder number will be recorded so far;
Auction Properties 1 & 2 will be offered in combination (Only If Parcels 2, 3 & 4 Are NOT Already In Combination), and this will be done by taking the High Bids of the three properties at the end of the Second Round or Combination, adding the prices together, and then adding $7,500 to the total, and at that price, the bidding may open. If the bidding opens, it may continue from there and the high bid and bidder number will be recorded so far;
Combination Offering Of All (4) Properties In Its Entirety: Auction Properties 1, 2, 3 & 4 will be offered in their Entirety, and this will be done by taking the High Bids of all properties, whether Singularly or in Combination, adding the prices together, and then adding 5% of the total, to the total, and at that price, the bidding may open. If the bidding opens, it may continue from there and the high bid and bidder number will be the purchaser Thus, wiping out the individual and Combination Bidders. If The bidding does not open, the individual bidders or Combination Bidders whichever Is Higher Will be the Purchaser(s).
