We will be selling 3 parcels totaling approximately 10 acres of land. The property is located in the Town of Russell and in the Edwards-Knox school district. It is approximately 6 miles from downtown Canton on the Canton-Russell Rd also known as County Route 25. All three parcels being sold have been owned by the same family for over 100 years. The house and contents are being sold to liquidate the Estate of Marlene Pullmain.

Balance due at closing within 30 days. Property sells with no contingencies. Property sells absolutely to the highest bidder, regardless of price. Property sells as is, any test wanted or needed must be done prior to the auction. Guaranteed good title to new buyer with no liens or encumbrances. Announcements made day of auction take precedence over printed material.

Real Estate Auction Procedure:


First Round – Parcels A & B will be auctioned singularly and the high bids and bidder numbers will be recorded. We will then take a short recess to give everyone a chance to review the bids.
Second Round – The bidding on Parcels A & B will be reopened and further bids will be taken. The high bids and bidder numbers will be recorded. This is the last time that parcels A & B will be offered on an individual basis.
Combination: Parcels A and B will be offered in combination by taking the high bids of each parcel at the end of the round 2, adding the two prices together, and then adding $2,000 to the total, and at that price the bidding may open. If the bidding opens, it may continue from there. If the bidding does not open, the individual high bidders on Parcels A & B will be the buyers.

Notice: Parcel C will only be offered singularly after the sale of Parcels A & B.
